Open plan flooring: one floor or zones, and where the transition goes

The best flooring transition in an open floor plan is usually no transition at all: one continuous laminate, vinyl or wood floor run through the whole space. It reads as a single room, there is no strip to catch a toe on, and it does not cost extra material. When we laid 30 multi-room floors both ways with identical boards, the continuous floor averaged 7.0% waste at straight lay against 7.6% for the version broken into rooms, and saved 1.2 threshold bars per house on top. A transition earns its place in an open plan space for exactly three reasons: the material changes, the height changes, or the floor runs past its expansion limit of roughly 8 to 10 m. If one of those applies, the whole job becomes putting the joint on a line that looks deliberate.
Should an open plan space have one floor or zones?
One floor, unless a specific constraint forces the split. Run your space through the five common cases:

The kitchen row is the one that catches most people. Modern water-resistant laminate has shrunk it: as the kitchen guide covers, a board rated for 24-hour surface water plus sealed wet edges is enough for most kitchen-diners, which puts the one-floor option back on the table for the most common open plan layout there is.
Does one continuous floor use more material?
No, and it is worth killing this bit of folklore before you plan around it. We laid the same 30 multi-room floors twice with the same boards, once continuous and once broken into separate rooms, and the continuous floor won or tied in every pattern measured:
- Straight lay: 7.0% waste against 7.6% for the broken version.
- Herringbone: a full point ahead, 5.4% against 6.5%.
- Running bond ½: a tie within 0.1 points.
- 1.2 threshold bars per house saved, plus about 0.5 packs when the job is bought once instead of room by room.
The mechanism is simple: a bigger floor gives the plan more places to put every offcut, and one shared last row replaces a thin rip in each room. Those measured floors were joined by 850 mm doorways, which is the hard version of continuous, with rows necking through openings. An open plan space is kinder still, because rows cross a wide open boundary instead of squeezing past a door frame. The full numbers, per house and per pattern, are in the doorway study.
Where does the transition go when there is no doorway?
On a straight line under something built. A doorway hides a transition strip under the closed door; an open plan space has no door, so the line has to borrow its logic from the architecture instead. In descending order of how deliberate the result looks:
- The island or plinth line. Run the kitchen zone's tile or LVT to the face of the island or the cabinet plinth, so the joint sits in the island's shadow line rather than in open floor.
- A ceiling change. A beam, bulkhead or dropped ceiling over the kitchen zone gives a line the eye already accepts; a floor joint directly below it reads as designed.
- The old wall line. In a knocked-through space, the steel above marks where the wall stood. A transition on that line matches the room's bones.
- A step or level change. If the zones already sit at different levels, the nosing of the step is the joint, and the decision is made for you.
- Open floor, aligned to furniture. The last resort. A line set to the back of a sofa looks fine until the sofa moves, and it will move.
Wherever the line lands, the fitting rules are the same as any doorway: the track fixes to the subfloor, never through the boards, both floors keep their 8 to 12 mm expansion gap at the track, and the profile is chosen by height, a T-bar for level floors and a ramped reducer for a step of 3 mm or more. How far can one floor run before expansion stops you?
About 8 to 10 m in any direction for most laminate and LVT, and open plan spaces hit that cap faster than separate rooms ever did. A floating floor expands and shrinks as one raft, and a knocked-through kitchen-diner-lounge can pass 10 m in a single sightline while each original room was comfortably inside the limit. Three checks before you commit to one floor:
- Find your brand's actual cap. Fitting instructions state a maximum unbroken run, commonly 8, 10 or occasionally 13 m. It varies by product, so check the document, not the rule of thumb.
- Measure both directions. The cap applies along the boards and across them. An L-shaped open plan space can be under the limit on every wall yet over it corner to corner.
- Place the forced joint like a chosen one. If the span demands an expansion break, put it on one of the natural lines above. A mandatory joint on the island line looks like a design decision; one mid-floor looks like an apology.
Which direction should the boards run?
One direction for the whole space, and it is worth deciding early because it constrains everything else. In a house of separate rooms, each doorway strip buys the next room its own direction; in an open plan space that option is gone, since a direction change with no strip produces a joint that never looks intentional. Pick the line by the usual rules:
- Follow the longest sightline, usually the view from the main entrance through the space. Long unbroken board lines are most of why open plan floors look bigger.
- Let light break ties. With two similar candidates, boards running toward the main window carry fewer visible joint shadows.
- Check the narrow legs. If the space has an L-shaped leg, boards along the leg look better than boards chopped across it, which can settle a tie the other way.

How do you plan an open plan layout before buying?
As one job, on one drawing, because in a continuous floor every choice ripples further than it would in a closed room. The starting line you pick along the kitchen wall sets the width of the last row 8 m away in the living zone, and an island in the middle of the plan splits rows in ways a rectangle never shows. Before any packs are bought, the drawing needs:
- The full outline as a single polygon, alcoves, chimney breasts and bay included, with the island drawn as an obstacle the rows must flow around.
- The starting line tested, not guessed. In an open space a bad starting choice shows up as a sliver row along the most visible wall, and by the time it appears you are 40 rows in.
- The quantity from the layout, not the area. One purchase for the whole job, from one batch, sized by the actual cut plan.
