Plan rectangular and plank tile layouts, with grout joints

Floor Optimizer started with laminate, vinyl and wood, but the same planning works for anything laid in rows or patterns. Wood-look plank tiles, rectangular porcelain and stone are planned the same way, with the joint gap set to your grout width.

Enter the tile size and how many come in a box, set the grout joint, pick a pattern, and the planner lays every tile in your room and lists each cut.

In short: Floor Optimizer is a flooring layout planner that plans rectangular and plank tile layouts with grout joints, not only wood and laminate. It lays every board in your real room and gives you the waste, the packs to buy and a board-by-board cut list.

How it works in Floor Optimizer

01

Draw the room

Any shape, with objects like a bath, shower tray or kitchen island.
02

Enter the tile and the joint

Tile length and width, how many come in a box (entered as boards per pack), and the gap between tiles. The gap can also be kept at the walls.
03

Pick a pattern and run it

Stack, running bond with your own offset, random, herringbone, basketweave and more. Every tile is placed and every cut listed.

What it handles

Grout joints in the plan

The joint width is part of the layout, so tile positions and cut sizes already allow for it.

Offset limits respected

Long plank tiles are usually offset by a third or less to hide warpage. Set the stagger fraction and the layout follows it.

Boxes to order

The box count comes from the tiles actually placed, with usable offcuts reused.

Centred patterns

The Balanced look goal centres the pattern, which matters even more with tile, where joints are visible lines.

What is Floor Optimizer?

Floor Optimizer is an online flooring layout planner for DIYers and flooring fitters. You draw your room or whole floor plan to your measurements, enter the boards you plan to buy and pick a laying pattern, and it places every board in your actual room shape. From that layout it works out the waste, the exact packs to buy and a board-by-board cut list, so the floor is planned before anything is bought or cut. It runs in the browser on a computer, tablet or phone.

Frequently asked questions

Does it work for tiles?
Yes, for rectangular and plank tiles laid in rows or patterns, including square tiles in a stack bond. Set the joint gap to your grout width.
Can I plan herringbone tile?
Yes. Herringbone, chevron, basketweave and windmill all work with tile sizes, with the joint gap applied between every tile.
What offset should plank tiles use?
Most manufacturers recommend no more than a third of the tile length for long plank tiles. Set a 33% stagger and the layout keeps to it.
Does it plan walls?
It is built for floors. A wall area can be drawn as a flat shape and planned the same way, but there are no wall-specific features.
