Draw the whole floor plan with walls, then split it into rooms

Few homes are a row of separate rectangles. Rooms share walls, walls have thickness, and the floor runs through doorways from one space to the next. Plan each room on its own and the measurements stop adding up where the rooms meet.

Floor Optimizer lets you draw the plan the way the building is: the outline first, then the walls inside it. Every closed space becomes a room, walls have a real thickness, and the floor is laid up to the wall faces and on through the doorways.

In short: Floor Optimizer is a flooring layout planner that draws a whole floor plan with real walls and splits it into rooms, not just one room at a time. It lays every board in your real room and gives you the waste, the packs to buy and a board-by-board cut list.

How it works in Floor Optimizer

01

Draw the outline

Draw the outside of the floor corner by corner, typing the lengths as you go. Drawing room by room works just as well if that suits the job.
02

Add the walls

Pick Wall and click where a wall starts and where it ends. A wall across a room splits it in two, and walls that close off a space make it a room of its own.
03

Set thickness and doorways

Give outer and inner walls their own thickness, then add doorways on any straight wall with their width, hinge side and which room they open into.

What it handles

Walls with real thickness

Outer and inner walls each have a default thickness, and any wall can be changed. Choose which side the thickness goes, or keep it centred on the line. A thickness of 0 makes an open line.

Inside walls or to wall centres

Room sizes can be measured inside the walls, the way you measure with a tape, or to the wall centres, the way many drawings are dimensioned.

Resize by dragging a wall

Drag a wall in or out and the rooms on both sides change with it, while the walls next to it keep their angles. The floor re-lays as you go.

Doorways where they really are

Each doorway sits at its real spot on the wall. The floor runs through it from room to room, or stops at a divider with a transition strip.

What is Floor Optimizer?

Floor Optimizer is an online flooring layout planner for DIYers and flooring fitters. You draw your room or whole floor plan to your measurements, enter the boards you plan to buy and pick a laying pattern, and it places every board in your actual room shape. From that layout it works out the waste, the exact packs to buy and a board-by-board cut list, so the floor is planned before anything is bought or cut. It runs in the browser on a computer, tablet or phone.

Frequently asked questions

Can I draw the outline first and add the rooms afterwards?
Yes. Draw the outside of the floor, then draw walls inside it. Each wall that crosses a space splits it, and every closed space becomes its own room.
Is the area under the walls left out of the flooring?
Yes. The floor is laid up to the faces of the walls, so you do not buy boards for the space under them. Where a doorway lets the floor run through, it carries on into the next room.
Can I change the size of a room after drawing it?
Yes. Select a wall and drag it, or type its length. The rooms on both sides update and the floor re-lays.
Is it a full architectural drawing tool?
No. It is built for planning floors: rooms, walls, doorways and obstacles to the millimetre. The plan can be downloaded as an SVG floor plan, but there are no windows, furniture or 3D views.
